Over the past seven months, our residential real estate market has shown a notable shift. Sales figures have declined significantly, with 295 sales recorded in the same period last year compared to 262 this year. This represents an 11% decrease in total sales—a substantial drop.

Despite this decline in the number of sales, property prices have continued to rise. The median price of homes has increased from $436,000 last year to $488,000 this year. This upward trend in prices indicates that, even with fewer transactions, demand for homes remains strong and inventory is low.

Currently, residential inventory is at 260 homes, down from 273 at this time last year. This limited inventory contributes to the continued increase in median home prices, as fewer available properties drive up competition among buyers.


Looking Ahead

There are several factors that could influence the market:

  1. Interest Rates

    • There is anticipation that the Federal Reserve may lower interest rates in the near future.

    • A decrease in rates could stimulate more activity in the housing market by making mortgage financing more affordable.

  2. NAR Settlement

    • Changes resulting from the recent National Association of Realtors (NAR) settlement will soon be implemented.

    • Buyers will now need to enter into an agreement with a buyer’s agent before viewing properties.

    • This change is designed to enhance consumer protection by ensuring that buyers have dedicated representation throughout their home search.

Overall, while the number of transactions has decreased, rising home prices and low inventory suggest that the real estate market remains robust. Keep an eye on upcoming interest rate adjustments and regulatory changes, as they could have significant impacts on the direction of the market.
