When you sit down to start your home-buying journey, it’s easy to get swept up in the excitement. However, the most successful buyers are the ones who can distinguish between what they want and what they truly need. As humans, our "wish lists" are often infinite, but our practical requirements are usually much more specific.
To keep your search efficient and fun, I recommend categorizing your criteria into three clear buckets:
1. The "Non-Negotiables" (Needs) These are the features you simply cannot live without. If you have a growing family or a permanent remote job, a certain bedroom count or a dedicated home office isn't a luxury—it's a requirement. A two-bedroom house for a family of five simply isn't a practical choice, no matter how beautiful the view is.
2. The "Future Projects" (Wants) This is where the modern kitchen or the primary suite comes in. If a home meets all your functional needs but has an outdated kitchen, remember: you can always renovate later. Don't let a "want" talk you out of a house that perfectly satisfies your "needs."
3. The "Bonus" Features These are the items you didn’t ask for but would be thrilled to have—like an established perennial garden, a heated garage, or proximity to your favorite local trailhead.
Pro-Tip: Write these lists down before you meet with your Realtor. When we know exactly what your "Must-Haves" are, we can filter out the noise and find you the right home faster. Shopping with a plan makes the process less stressful and a lot more rewarding.
